Municipality of Hunter's Hill

Residents can make submissions to Hunters Hill Council at any time right up until a DA is determined. To ensure full consideration by the assigned council assessment planner, iObject prescribes an additional two to three-week ‘Informal Deadline’, depending on the scale of the project in question. For Hunters Hill DA’s, this extended period can often be up to a month after the official deadline.

If there is insufficient time to produce a detailed submission within Council’s notification period, we recommend seeking a deadline extension directly from the council officer, which iObject can negotiate on your behalf.

Submissions must address planning law considerations rather than general opposition.

iObject has prepared submissions relating to numerous DA’s across the Hunters Hill LGA.

Impact Risks

  • Floor-to-ceiling windows along the side elevation to our Client's property, which would have generated numerous overlooking opportunities into habitable rooms and private open spaces.

  • The proposed external walls along the street frontage exceeded the wall height control by 1.15 metres, contributing to a bulky appearance and would have affected visual outlook from neighbouring properties.

Determination: Council concurred with many of the issues raised by iObject, highlighting substantial non-compliance with the relevant wall height provisions and identifying privacy impacts arising from multiple upper-level windows. These concerns formed a central part of Council’s deliberations. As a result, Council required a series of amendments to address these matters. The amended approval was thus conditioned to incorporate design modifications, delivering a more compliant and refined development outcome for our Client.

What iObject Achieved
iObject's detailed Principal Objection proved critical to ensuring a balanced development outcome was obtained for our Client. Under the amended approved development, current levels of residential comfort would be maintained, including privacy protection and reasonable levels of visual outlook.
